Complimentary Market Analysis

We provide a complementary market analysis to determine the most effective listing price for your property. In determining the value of your home we take into account similar homes that are currently on the market, homes that are under contract and waiting to close and most importantly similar homes that have recently sold. We also factor in current market conditions, market absorption rates and state, local and neighborhood market trends. Because a market analysis is a snapshot that captures a particular moment in time, we are always working with our clients to ensure that their home is priced correctly for today's market.

We Accompany All Showings

We are different than most real estate offices. We accompany all showings

We don't use lock boxes or give the keys to your home out to other agents. A Realtor® from Northrup Associates will always be at your home during showings to answer questions, provide information, and present your home to buyers in the very best light.

Putting a lock box on your door and hoping for the best is not an approach that is acceptable to Northrup Associates. You should not be comfortable with it either. We have found that the extra effort we put into personally showing your property really pays off.

Full Time Coverage

The secret to our success over the years has been in providing superior personal service. Our Realtors® are available full time, 7 days a week to serve all of your real estate needs. We work as a team to ensure that there is always someone available to assist you. Real estate is not a nine to five job and our agents make a firm commitment to ensure that every showing, offer, negotiation, and unexpected occurrence is handled expeditiously and professionally.

Effective Advertising

We advertise regularly in the most effective newspapers, magazines and internet sites. Our direct mail program includes "just listed" and comprehensive full color listing brochures that are mailed to thousands of perspective buyers. We also produce detailed information forms and promotional packets that we distribute to other real estate offices. We track all of the inquires we receive on our inventory so we know what works and what is the most effective way to expose your home.

Custom Services

Our sketch artist will ensure that your home stands out from the crowd and is noticed with a beautiful rendering of your home. Our sketch artist's beautiful pen and ink and charcoal renderings are easily recognized and have become a trademark of Northrup Associates.

In addition, we also have a graphic designer on staff. For particular properties she will create a custom brochure and other marketing materials. She takes great care to present every home in its best light.

Virtual Tours & Virtual Floor Plans

With the internet becoming an increasingly important way to expose your home to the marketplace, we offer sellers the option of showcasing their property through virtual tours and virtual floor plans. This technology allows a potential buyer to walk though both the inside and outside your property. We have found that buyers who make showing appointments after viewing these features online, tend to have a much more serious interest in the property. We have sold a number of homes due to these added features.

Loss Mitigation Services

A number of our Realtors® have been certified by the Massachusetts Association of Realtors as Loss Mitigation Specialists. This professional designation has been established to help Realtors® work effectively with complicated transactions involving foreclosures, short sales and bank owned properties. The information and training provided is designed to give Realtors® the tools needed to assist both buyers and sellers.

Senior Real Estate Specialists

Seniors Real Estate SpecialistsSeveral or our Realtors® have earned the Seniors Real Estate Specialist (SRES) designation conferred by the Real Estate Buyer's Agent Council of the National Association of Realtors®.

Those who have earned this designation have demonstrated necessary knowledge and expertise to counsel clients age 50-plus through major financial and lifestyle transitions involved in relocating, refinancing, or selling the family home. Realtors® have received special training, get regular updates, and are prepared to offer the options and information needed in making life changing decisions
